ELITE Architects Ltd. provides a high quality design service for contemporary one off houses and extensions. Full architectural, engineering and quantity surveying services are provided throughout the project, as well as a construction management service, which eliminates the need for a main building contractor.

Services Provided include:
  1. Architectural Services
    Full architectural services will be provided throughout the project. All necessary pre-planning consultations with the Council’s planners. Full 3D images of the proposed design will be provided during the design process, along with solar study animations. All certificates for payment and certificates for compliance with building regulations and planning permission.

  2. Engineering Service
    Full engineering services will be provided throughout the project. This includes a full structural design from the sketch design stage, through to the detailed tender stage. It also includes all necessary site inspections. The service also includes all necessary consultations with the Council’s engineers.

  3. Construction Management
    While the project is on-site it will have a project manager to control the day to day operations on site. This project manager effectively removes the requirement for a main building contractor. Having a project manager on site every day is an essential part of our ability to deliver construction projects to the highest of standards. The architectural and engineering services will continue to be provided as per a typical project during the construction stage, to ensure that the construction of the project is executed in accordance with the design and to the highest of standards.

  4. Interior Design Services
    This includes the design and specification of all internal finished, floor finishes, sanitary ware, built in furniture, loose furniture, soft furnishing such as curtains, etc. It also includes a full lighting design and specification. At the tender stage material board will be prepared for each space within the house to convey the scheme being proposed.

  5. Landscape Design
    Full landscaping design includes the design and specification for all hard standing areas and the planted areas including species specification, etc.

  6. Quantity Surveying
    A full Bill of Quantities is developed at every stage of project to establish anticipated construction cost. A Bill of Quantities is a detailed measurement of every element of a construction project. It calculates the quantity of materials required and the cost of the labour associated in fitting that material on site. This is a far more accurate approach to cost control in comparison to typical tools, such as rates per floor area, etc.

  7. Energy Performance Analysis
    Detailed energy performance analysis of the proposed design will be carried out to ensure that the new works meets Passive House standards. The software package used to analyse the energy performance can be used to calculate heat loss as well as overheating in large glazed areas. It is also a very useful tool to assess the payback periods when considering upgrading works to existing structures. This energy performance analysis is carried out at every stage during the project to ensure that the design is maximising its potential for passive solar gain. To compliment the use of main software package, this service also includes for a full Building Energy Rating. The calculations of the thermal bridging throughout the project are also carried out. This is an essential part of Passive House design.

  8. EPA Site Suitability Assessment
    Assessment of the site conditions, soil type and percolation rates to establish the most appropriate for of wastewater treatment system. This includes an initial desktop study and on site testing of soil samples and measuring percolation rates. Following the assessment a full design of the appropriate system is carried out.

  9. Topographical Survey
    Detailed survey of the ground profile of the site. It also records footprints of any structures and their heights. This information is essential to any successful planning application.

  10. Survey of Existing Structure
    Detailed internal and external record of any existing structures, including a structural assessment of same.
